Representing investors is something we've always done and excel at. It's challenging to find and negotiate a great deal on a fixer, and then the real work begins!

3001 NW Fairfax Terrace is a Contemporary 2 Story on stilts foundation. Being so high off the ground gives the feeling of being in a treehouse or walking on a bridge, so comfort is of the utmost importance when doing the design.

We start with the layout then help weigh in on finishes. The Fairfax house originally had 2 bedrooms and 2 baths upstairs, with a den and 1/2 bath on the main floor. By utilizing some of the loft area upstairs for a new relocated bathroom, our client was able to add a 3rd full bedroom upstairs. 3/2 on the upper floor is so marketable!

On the main floor the den was converted to a bedroom by replacing the picture window with an egress window and enclosing the glass wall and french doors that previously accessed directly to the kitchen, and adding a closet and carpet. With skylights and a vaulted ceiling it's still a great office, but the conversion achieved our goal of having a bedroom next to the 1/2 bath on the main floor for guests, and reaching that 4th total bedroom benchmark for the house.

Acquisition to Sale

Our client bought Fairfax for $500,000 and sold 6 months later for $763,650. It was a thorough and expensive rehab, but they nailed it! The design had to be just the right balance of elegance and function to fit in the King's Heights neighborhood. Now we're back on the hunt for more projects!
